Take Advantage of the Homebuyer Tax Credit!

Take Advantage of the Homebuyer Tax Credit!

While it’s still months off, the $8,000 first time homebuyer tax credit will expire on December 1, 2009. The tax credit can be put towards almost all costs of purchasing a home, including closing costs, paying down the loan, and renovations. However, when the tax credit disappears, it will be much more costly for first time homebuyers to purchase a home. The federal government has mandated that homebuyers must have the 3.5% down payment to qualify for an FHA home loan, but once that initial down payment is acquired, the $8,000 tax credit can be used for all other costs related to purchasing a home. Now is a great time to buy while interest rates remain low, and home prices are down year over year.

Here in Punta Gorda, even some of the more prestigious lakefront and waterfront properties are now much more affordable. Burnt Store lake property, Deep Creek homes, and Punta Gorda waterfront property is likely more affordable than it ever will be again. Don’t miss out on the opportunity to own a home in scenic Punta Gorda, take advantage of the $8,000 tax credit and speak with a Punta Gorda realtor today!

Energy Tax Credit Makes Updating Easier

Energy Tax Credit Makes Updating Easier

Let’s face it, a fixer-upper home can be quite tempting, but when the home requires significant work to get it back in livable condition, the prospect of updates can be a turn off to homebuyers.  However, the government recently instituted an energy tax credit, allowing homeowners to install energy saving updates to their home (solar panels, insulation, double pane windows) and write off up to 30% of the cost of updates.  This tax credit alone can make the prospect of purchasing real estate much more appealing.  New homeowners can purchase a home and then update it at lower costs, and current homeowners can do the same.

Here in Punta Gorda, homeowners would be wise to look into solar panels.  With all the sunshine we receive, a well implemented solar panel system can eliminate traditional energy costs for heating, cooling, and electricity all together.  Now’s a great time to invest in Punta Gorda Florida real estate with all the federal tax breaks, and historic lows on interest rates and home prices.  Most economists predict that the areas that were hit hardest by the recession will be the first to recover, so don’t wait, invest now and reap the benefits later!

Recession Hit Areas

While the entire country is suffering from the current recession and a significant downturn in the housing market, some areas have fared better than others.  Florida, for example, is one of the areas hit hardest by the recession.  However, the good news is that most economists believe those areas hit hardest have bottomed out and are now on the path to recovery.  While some areas of the country will continue to decline, it’s believed that the areas most affected by the recession will recover first.  With hundreds of thousands of beautiful properties, Florida is one of the areas poised for an upturn in the housing market.

Living in Punta Gorda

Living in Punta Gorda

When I was a younger man, I visited my grandparents in Punta Gorda, Florida and spent a few weeks vacationing at their waterfront home.  Because my grandparents lived across the country (I lived in Los Angeles at the time) I didn’t see them much, but after a couple days in Punta Gorda, I could understand why they lived there.  Punta Gorda is beautiful, you can wake up to the sunset in the morning, take a swim in the crystal blue water, and then head into town for a delicious breakfast.  I loved spending time there, and knew that when I retired, I wanted to live there as well.

Turned out my dream came true faster than I had anticipated; when my grandparents passed, I inherited their Punta Gorda property on the waterfront.  As a freelance writer for several online publications, I could basically live wherever I wanted, so I moved to Punta Gorda and have lived here ever since.  There’s no place in the United States, and perhaps the world, quite like it!

When considering moving to the Punta Gorda community of Florida one must decide whether they prefer the Punta Gorda Isles, Burnt Store Isles, Seminole Lakes or Burnt Store Meadows. These four communities all represent smaller enclaves within the Punta Gorda community.  It may also be wise to consider looking at Punta Gorda lakefront property. Beautiful lakefront homes dapple the shoreline of this village-like settling and sailboats dot the water. The old-fashioned downtown section of Punta Gorda has a small-town feel. Colorful paintings decorate the walls of shops and restaurants. Throughout the area there are many parks for children to play in and benches for tired parents to rest upon. The homes in this area also have an old-Florida charm. The streets are paved with cobblestone and lit with gas lamps. Punta Gorda is a great place to move to or simply visit.

But when you’re picking up and moving to a new place you want to know that you have security. One way to make sure you will be safe in your new home is to settle into a private community. Deep Creek, is a deed-restricted community with many newer homes less than a decade old.

Deep Creek homes are surrounded by a beautiful new golf course and beautiful views. Many of the homes in the Deep Creek community are located on freshwater lakes and have large yards. There are also condos and villas available in this area. But, one of the best things about buying a home in Deep Creek is the security offered by a deed-resticted commmunity.
